Contracts ManagerRefurb/New Build/D&B/Small Works£Neg. Car, Pension & HealthcareCompanyAn Essex/Herts border based contractor that has been established over 30 years. They complete a range of projects ranging from £10k to £5m to include refurbishment, new build, design and build and small works across a range of sectors to include; education, residential, commercial, historic and retail sectors. Thy have an enviable reputation for their ability to deliver quality work to programme and budget.Contracts ManagerTo take overall responsibility for the planning and management of construction contracts within agreed timescales, commercial constraints and compliance with all relevant legislation, in order to deliver quality projects in a safe manner in accordance with the contracts documents. This position will be reporting into the Construction Manager.GeneralTo liaise effectively with all stakeholders in the construction process and maintain good working relationships with clients and their representatives.To manage and coordinate construction sites and all Site Staff and Subcontractors.To identify, manage and escalate (as appropriate) all risks identified to the project or to the business.To ensure the procedures described in the Management System are followed at all times, in particular Contract Management, Site Management and Resident Liaison.To be aware of the commercial implications of all decisions related to the project and to identify Value Engineering opportunities wherever possible.To identify improvement opportunities for any aspects of the Management System including process controls, procedures and forms.To contribute to the management of the process by attending process review meetings and compiling any required reports.Pre ConstructionAssist the Estimating Department with the preparation of tender programmes / method statements when requiredEnsure a good understanding of all contract documentation prior to commencementDevelopment of Construction Phase Plans and ProgrammesTimely Subcontractor , material and plant procurementConstructionManagement of all Site Health and Safety aspectsManagement of the Environmental aspectsEfficient and effective management of the programme and coordination of all resourcesEnsuring projects are managed to timeEnsure quality standards are maintained to ensure zero defects at practical completionContract administration & records (including change management and delay notifications)Internal and external reportingProduction of all information for incorporation in the Health and Safety File including Operation and Maintenance documentation)Post ConstructionContribute to the post contract review processManage the Defects liability processPerson SpecificationQualifications/Knowledge
1. Substantial previous experience in Construction Management and types of contract i.e. JCT, NEC, GC Works
2. Knowledge of Building Regulations
3. Good knowledge of Health and Safety legislation and safe working practicesSkills / Technical Competencies

4. Preparing comprehensive documentation progressively throughout the project for incorporation in the Health and Safety File
